The construction of a new 114,000-square-foot retail facility with plans for three smaller retailers called for the completion a traffic impact study. Blain’s Farm and Fleet chose IIW to assess the traffic volumes and provide the Traffic Impact Analysis Report required by the City of Dubuque before approval of a final site plan.
IIW conducted a thorough analysis of the current and future traffic volumes, including assessing crash data and potential impacts to an existing trail. This traffic impact analysis included determining current traffic volumes, calculating trip generation rates and evaluating proper traffic control within the expanding shopping center. IIW used Synchro technology to analyze the volumes and project a growth factor from the initial opening to the full-build out to 20 years of operation.
