Flexsteel partnered with IIW to identify a site, develop a concept and fully design its new corporate headquarters to take advantage of the location’s Mississippi River view. The completed facility spans 46,000 square foot occupying four floors. The building provides a variety of flexible space, including open office areas, private offices, conference rooms, and a staff lounge.
IIW’s work began with a site selection study and five concepts for alternate site locations. Each concept demonstrated how an appropriate sized facility could fit upon each site. Each site was evaluated upon careful analysis of soil conditions, availability and proximity of utilities, cost, environmental conditions, zoning requirements, traffic studies, parking, visibility, views, topography, site drainage conditions, and surrounding architectural context.
Natural light and views were among the company’s priorities. The IIW design team worked closely with Flexsteel’s Building Committee to maximize the natural light to all interior spaces of the building and provide all internal offices and workspaces a view to the Mississippi River area. The interior is organized with low height cubicles at the perimeter of the building that allow natural light to flood deep into the interior of the building.
The building exterior is a combination of aluminum and glass curtain wall system, masonry, and metal wall panels.
